General Questions
Can a foreign company rent a warehouse in Thailand?
Yes — foreign companies can rent warehouse space without restriction. Operating a business from within the warehouse (manufacturing, distribution, processing) may require a Foreign Business Licence or BOI promotion depending on the activity type. We recommend consulting a Thai lawyer for your specific situation. We can refer you to experienced advisors.
Do I need a Thai company to rent a warehouse?
No — a foreign-incorporated entity can enter a lease agreement. However, for business operations, banking, and tax filing in Thailand, most foreign companies set up a Thai entity (or a BOI-promoted company). BOI companies can be 100% foreign-owned in promoted activities.
What is the minimum lease term?
1 year minimum. We prefer 2–3 year terms for larger units and are open to longer terms for the right tenant. A bilingual (Thai/English) lease agreement is available.
What is the deposit?
2 months rent as security deposit + 1 month advance payment. No common area fees.
Location Questions
Where exactly is the warehouse?
Bangna-Trad Road (Route 34) Kilometre 42, Bangpakong, Chachoengsao. GPS coordinates available on request. The site is on the south side of Route 34 — a major highway with direct access for trucks and containers.
How far from Suvarnabhumi Airport?
37 km — approximately 30–40 minutes by road. No urban congestion on the Bangna-Trad corridor outside peak hours.
How far from Laem Chabang Port?
Approximately 80 km — around 60–70 minutes by road.
Is the site flood-free?
Yes. Our site was not affected by the 2011 floods that devastated many Bangkok and lower Chachoengsao warehouses. The site is at a higher elevation and outside the flood plain. This is a critical factor for insurance, inventory safety and operational continuity.
BOI and EEC Questions
Is the warehouse in the EEC zone?
Yes. Bangpakong, Chachoengsao is one of the three EEC provinces (alongside Chonburi and Rayong). Our site qualifies for the maximum BOI incentive tier — up to 8 years corporate income tax exemption.
Can I use your warehouse for a BOI application?
Yes. We regularly provide formal letters of intent confirming our lease arrangement for tenants’ BOI applications. Our site has Ror Ngor 4 (factory licence) eligibility, which satisfies BOI’s requirement for manufacturing and processing projects.
What is the difference between BOI and a Free Zone?
BOI is a tax promotion program — it reduces or eliminates corporate tax and provides duty exemptions on machinery. A Free Zone is a customs arrangement — goods inside a Free Zone don’t pay import duty until they exit to the Thai domestic market. Operational Questions
Can I install racking inside the warehouse?
Yes. Pallet racking, mezzanine floors and shelving are permitted with prior approval. We do not charge for standard racking installation.
Can I install a cold room?
Yes. Cold room and temperature-controlled zone installation is permitted subject to approval. The tenant is responsible for installation cost and removal on lease termination. We have 3-phase high-capacity electricity to support refrigeration equipment.
Is there office space?
Each unit includes basic office space. Mezzanine office structures can be installed with approval. Contact us for current unit layouts.
What are the truck access arrangements?
The site has 24/7 access for trucks and containers. Bangna-Trad Road (Route 34) has no urban truck hour restrictions at KM.42. The yard can accommodate multiple 40-foot containers and semi-trailers simultaneously.
