Why a landlord wrote this report
K.T. Thai Property has owned and leased industrial property on the Bangna-Trad corridor since 2003. We built this report because we saw two patterns in 2025:
1. SMEs and foreign manufacturers were signing leases based on headline rate alone, then discovering 15–25% in hidden costs.
2. The big landlords don’t publish like-for-like comparisons — and the property portals just aggregate listings.
This report is the breakdown we wished existed when we started. Yes, our location (Bangna-Trad, no CAM) looks favourable in the scenario tables — because it is. But the methodology and the numbers are the same regardless of who quotes you. Use this report with any landlord.
