What “cold-storage-ready” actually means
Building a cold storage warehouse from scratch is expensive (8-15K THB/sqm for insulation + chillers). We took on the structural cost — our 669 sqm unit has insulated walls and ceiling already in place. You provide the refrigeration equipment, we provide the building shell + power infrastructure.
Net effect: you spend ~2,000 THB/sqm on chillers (a tenant cost) vs ~10K THB/sqm building from scratch.
